| The Government
has introduced Home Information Packs with the aim of improving the process of
buying and selling a home. Moving can be a stressful and costly experience, prone
to delay and failed transactions. | | As
a seller, providing a Home Information Pack will mean that buyers are able to
make more informed decisions about buying your home and this will help reduce
the likelihood of nasty surprises coming up later in the process and delaying
the sale. | What
are Home Information Packs? The Home Information Packs will include
the key documents that are normally required when properties are bought and sold. The
documents will include: |
- An index of contents
- An Energy Performance Certificate (EPC)
- A
sales statement (summarising the sales details)
- Local Authority Searches
- Evidence
of Title (proof of ownership)
- Leasehold information, if appropriate
|
| | Optional
documents will include: |
- A home condition report
- Guarantees and warranties
- Other searches
relevant to any particular area
- Legal Summary
|
| Tim Duggan,
one of Footners residential conveyancers, has qualified as a Domestic Energy Assessor
and is only one of a handful of accredited DEA’s in the area who can prepare
an Energy Performance Certificate. | |
